It was just six years ago this month when community members assumed management of the HOA from the second developer, A.F. Sterling. At that time and for a few years after, the recurring thought at Board meetings was stewardship of our Riverwalk Tucson would eventually require little to no effort. Meanwhile, your Board worked diligently to position Riverwalk as an upscale lifestyle community, work that initially required acute fiscal oversight to prevent bankruptcy.
Even now, while large projects are no longer the focus, there is lots to be done to maintain our community. A big thank you to out-going Board Vice President Kaye Blasingame for her two years of service. Also, to Mike Gruber, Treasurer, for his commitment for at least another year. And to Howard Schmitter and his talented team at HBS Management Solutions for providing robust solutions at scale, e.g. roving security and regular community inspections, since February 2017.
Late last year the Board had the community’s Reserve Study updated for the next three years. This information allowed us to create a balanced budget for 2019 with no increase to assessments year-over-year. Yet when I report our community is stable and financially solid, this does not mean there is not more to be accomplished…
Within the next couple of months, everyone may look forward to crack filling and sealcoating of streets throughout the community, including repairs to curbs and walkways. Townhome owners should additionally anticipate annual roof inspections.
In response to an unusually cold and wet winter, our landscape provider – BrightView – was taxed to keep weed growth under control and is now busy replacing plants that were lost, as well as adding new ones to our entry to provide pops of color.
Since initiating a pigeon abatement program last summer, Riverwalk’s pigeon population has decreased substantially.
Near townhome Building 1, we’re dealing with a drainage issue that dates back to the original developers.
The fitness room was recently painted, and new flooring will soon be installed. The pool deck is now being power-washed twice annually; between times, it is our hope and expectation that each resident respect the right of all others to enjoy a safe, clean pool area.
Additionally, community members (and residents) are counted on to maintain their yards free of weeds, keep garbage and recycling containers put away except between the evening prior and evening following Monday collection, and pick up after their dogs. Also submit a request to Riverwalk’s Architectural Review Committee before making any modifications to a home’s exterior; this includes townhome cabanas.
