Short–Term Rental Policy, Form and $25.00 Fee – Effective March 1, 2021

Riverwalk Tucson Homeowners Association Governing Documents empower the Board of Directors to write policy for the community. Accordingly, this Short-Term Rental Policy will be in effect as of March 1, 2021.
Per Riverwalk Tucson CC&Rs, 4.18, Lot owners may rent their homes for no less than one (1) month and are required to provide basic information, including name of renter(s), start and end dates and emergency contact.
Per the Arizona Revised Statutes, 33-1260.01, D., Rental property; unit owner and agent information; fee;
- On request of an association or its managing agent for the disclosures prescribed in subsection C of this section, the managing agent or, if there is no managing agent, the association may charge a fee of not more than twenty-five dollars, which shall be paid within fifteen days after the postmarked request. The fee may be charged for each new tenancy for that unit but may not be charged for a renewal of a lease. Except for the fee permitted by this subsection and fees related to the use of recreational facilities, the association or its managing agent shall not assess, levy or charge a fee or fine or otherwise impose a requirement on a unit owner’s rental unit any differently than on an owner-occupied unit in the association.
AS SUCH, A RIVERWALK TUCSON LOT OWNER INTENDING TO RENT HER/HIS HOME MUST:
- COMPLETE A SHORT-TERM RENTAL INFORMATION FORM FOR EACH NEW RENTAL.
- INCLUDE A CHECK MADE PAYABLE TO RIVERWALK TUCSON HOA IN THE AMOUNT OF $25.00.
- INFORM AND HOLD THE RENTER ACCOUNTABLE REGARDING COMMUNITY REGULATIONS.
- ROUTINELY INSPECT THE PROPERTY TO ENSURE COMPLIANCE.
